Here’s what we’ve seen so far - and what it might mean for the rest of the year.
1 - Low Inventory Has Continued, But Things Are Loosening Up Slightly
Homes have still been selling quickly in desirable areas like Pompton Plains, Montville, and Pequannock. But compared to the very tight inventory we saw over the past few years, more sellers are entering the market again. This gives buyers a bit more breathing room - especially when paired with local agents who know where to look.
2 - Prices Have Remained Strong Across Northern NJ
Even with interest rates still on the higher side, home prices in Northern NJ have stayed solid. Well-priced homes are getting offers fast, especially if they’re move-in ready. This is good news for sellers, but it also gives buyers confidence that they’re buying into stable communities.
3 - Interest Rates Have Leveled Out (For Now)
While rates spiked last year, they've held relatively steady in recent months. Most buyers are adjusting their expectations and planning smarter. Many are choosing to buy now and refinance later when rates drop - and that strategy has been working for plenty of my clients.
