Step 1 - Know Why You Are Selling
Start by writing down your main goal. Do you want to close fast so you can start a new job? Do you need a certain amount of cash for the down payment on your next place? Clear goals shape the price, timing, and terms that work best for you. Share your goals with me on day one so we stay on track.
Step 2 - Choose the Right Price
Price is the first thing buyers see. A fair price attracts showings in the first week, when interest is highest. Overpricing can push buyers away and lead to price cuts later. Underpricing leaves money on the table. I study recent sales in Wayne, Kinnelon, Riverdale, Montville, Pompton Plains, and Pequannock to set a price backed by data. Step 3 - Decide on Home Improvements That Add Value
Some updates can help your home sell for more. Before we set the list price, we review what local buyers want. We rank each possible project by cost and potential return.

Step 4 - Get the Home Ready
A tidy, neutral space helps buyers picture life in the home. Walk each room and remove items you will not need in the next two months. Fix small issues like loose handles or dripping taps. Deep clean kitchens, baths, and floors. Wayne Township also requires a smoke detector check and certificate of occupancy before closing, so we will schedule those early.
Step 5 - Set a Simple Marketing Plan
Good photos, a clear listing, and targeted exposure bring in the right buyers. I order pro photos, write a listing that highlights facts buyers care about, and push the home on the MLS and major search sites. In the first three weeks we post short videos, share the link on social media, and alert local buyer agents.
Step 6 - Review and Compare Offers
When offers arrive we look past the price tag. We check that a buyer is pre-approved, confirm down-payment funds, and study any contingencies. Step 7 - Accept Terms and Sign the Contract
Once terms match your goals, we sign a contract that spells out the deposit, financing, inspection period, repairs, and closing date. I read every line with you so nothing is missed. When both sides sign, the buyer deposit goes to escrow and we move forward.
Step 8 - Prepare for Closing
Most sales include an appraisal, a home inspection, and title work. If repairs are needed, we get quotes, schedule the work, and track receipts. I keep a shared checklist so both sides know what is done and what is left. About a week before closing we confirm utilities, the final walk-through time, and move-out plans.
Step 9 - Close and Hand Over the Keys
On closing day ownership moves to the buyer after funds clear and papers are signed. Bring your photo ID and any keys, garage remotes, or appliance manuals. Once the sale records, call to stop your utilities and forward your mail. You are ready for the next chapter.
